Gas every two years. Electrical every two years. Smoke alarms every twelve months. The date of the last one disclosed before each new lease. From 13 October 2026 the two-yearly checks cover every rental agreement in Victoria, not just the ones signed after March 2021.

“From 25 November 2025, it will be mandatory for all rental properties to have annual smoke alarm safety checks.”

And the part that lands on the agency

  • Disclosure before every new lease.“Before entering into a rental agreement, a rental provider must disclose to a renter the date of the last gas safety check, and any outstanding recommendations from the safety check.” The same sentence exists for electrical.
  • A copy within 7 daysof a renter’s written request, for the most recent gas check and the most recent electrical check.
  • Records kept“until a record of the next safety check is created”.
  • Agents named.From 25 November 2025: “Rental providers and their agents must arrange annual smoke alarm safety checks for all rental agreements.” From 13 October 2026: “Rental providers and their agents must arrange gas and electrical safety checks by a qualified tradesperson every two years for all rental agreements, whether they commenced before, on or after 13 October 2026.”

What we see from the other side of the job

So the record the law wants already gets made, on the tradie’s side, every time. What we cannot see is what happens to it after: which spreadsheet it lands in, who notices when two years are nearly up, and who rings the tradie.

Questions property managers ask

How often do gas and electrical safety checks have to be done on a Victorian rental?

At least once every 2 years, by a licensed or registered gasfitter for gas and a licensed electrician for electrical. Today that applies to rental agreements entered into after 29 March 2021. From 13 October 2026 Consumer Affairs Victoria says it applies to all rental agreements, whether they started before, on or after that date.

Are annual smoke alarm checks mandatory in Victoria?

Yes. Consumer Affairs Victoria: from 25 November 2025 rental providers and their agents must arrange annual smoke alarm safety checks for all rental agreements, whether they commenced before, on or after 29 March 2021. Alarms are tested at least once every 12 months in accordance with the manufacturer's instructions.

Does the property manager have to tell the renter when the last check was?

Yes. Before entering into a rental agreement the rental provider must disclose the date of the last gas safety check and the date of the last electrical safety check, plus any outstanding recommendations. A copy of the most recent check must be provided within 7 days of a written request. The record is kept until the next check's record replaces it.
