Cleaning enquiries want a number on the first call. Guess low and you spend Saturday scrubbing an oven for free. Guess high and they ring the next name on the list. The maths here starts from time, an hour of base for kitchen and living areas, 25 minutes a bedroom, 35 a bathroom, then multiplies for deep and end of lease work, because that is how the job actually scales.

A regular clean of a 3 bed 2 bath runs about 3.5 hours solo: an hour of base kitchen and common areas, 25 minutes a bedroom, 35 a bathroom. A deep clean stretches to around 5.5 hours and end of lease closer to 8.5. Two cleaners roughly halve the clock time but the labour hours you charge stay the same.

Because it is a different job. Ovens, range hoods, window tracks, skirting, marks on walls, inside every cupboard, and it has to pass a property manager's inspection, not a homeowner's glance. The calculator applies a 2.2 times multiplier plus a flat extra hour. Most cleaners quote it fixed rather than hourly, and agents ask tenants for a receipt, so it needs to be priced to cover a call back.
Hourly is safer when you have not seen the property, fixed converts better because the client knows the damage upfront. A solid middle path: quote fixed from this calculator's estimate, with a condition that heavy soiling or clutter gets flagged before you start. End of lease should almost always be fixed because the scope is defined by the exit condition report.
