Airtasker's house cleaning cost guide, last updated 3 August 2026, puts self-employed cleaning contractors at $55 to $90 an hour. ServiceSeeking's end of lease cleaning guide of 4 June 2026 puts that specialist work at an average of $88 an hour with an average job total of $490, and 74% of quotes charged hourly. For context on your cost floor, the Cleaning Services Award minimum for a Level 1 cleaner is $27.08 an hour permanent and $33.85 casual, so anything near $35 an hour leaves nothing for super, insurance, travel or chemicals.

There is no occupational licence for cleaning anywhere in Australia. You need an ABN, and you need public liability insurance because almost every agency, strata and commercial client will ask for a certificate of currency before they let you on site. Two things function as de facto licensing: a police check, which most real estate and aged care work requires, and a working with children check for school and childcare contracts. If you clean with chemicals you have obligations under the WHS Regulations to hold safety data sheets and label decanted containers. Nothing goes on the invoice as a licence number, so lead with your ABN and your insurer instead.
GST on cleaning work
Cleaning is a taxable supply. Most sole trader cleaners turn over less than $75,000 and are not required to register for GST, and if you are not registered you cannot charge it and your document is an invoice, not a tax invoice. Watch the threshold: it is turnover, not profit, and once you pass $75,000 in any rolling 12 months you have 21 days to register. Cleaning delivered as a support under an NDIS participant's plan can be GST-free where all four ATO conditions are met, including a written service agreement. That is the one exception cleaners actually hit.
Payment terms that get paid
Domestic cleaning is paid on the day, and most cleaners now take a card or a transfer before leaving. End of lease work is different and should be paid on completion before the keys go back, because once the tenant has the bond back the leverage is gone. Commercial and strata contracts are invoiced monthly in arrears on 30 day terms, and larger facilities managers will push for 45 or 60 days, which is worth refusing while you are small. Charge a late fee only if it is in the terms the client agreed to before the work started.
Quoting without the argument
Quote an end of lease clean against the agent's own exit checklist, item by item, and name what is excluded. Blinds, walls, the garage, the oven racks and a second visit if the agent knocks it back are where every bond clean dispute lives. Price the return visit in the quote so it is a service you offered, not a free trip you were expected to make.
Only once your turnover reaches $75,000 in a rolling 12 month period, and then you have 21 days to register. Below that it is optional. If you are not registered you must not charge GST and your document is an invoice, not a tax invoice, so do not print the words tax invoice on it. Plenty of sole trader cleaners stay under the threshold deliberately, because registering means charging 10% more to domestic customers who cannot claim it back. Once you are chasing commercial and strata work, registration stops being a disadvantage because those clients claim the credit.
That depends entirely on what your quote said. If you quoted a bond back guarantee, the return visit is included and you wear it, so price the guarantee into the original job. If you did not, put the return visit on as its own line at your hourly rate. Either way, get the agent's specific list in writing before you go back, and take dated photographs of the property when you finish the first clean. Most failed exit cleans are about something that was already like that, and a photo settles it in a minute.
Invoice monthly in arrears with each visit as its own dated line, rather than sending four small invoices. It is less work for you, easier for them to reconcile, and it makes a missed visit obvious to both of you. Number them in a sequence per customer. If you can, set up a direct debit or save a card, because at $150 a visit the cost of chasing an unpaid invoice is a meaningful share of the invoice. Put your bank details and your ABN on every one, since a customer withholding 47% for a missing ABN is a real risk.
Seven things for a sale under $1,000: that the document is intended to be a tax invoice, your identity, your ABN, the date it was issued, a description of the work including quantity and price, the GST amount payable, and which parts of the sale are taxable.
